The research is focused mainly on Germany and the United Kingdom, as they are the two most important real estate markets in Europe. Chapter Two will give an overview of what micro-apartments are, which demographic groups they target, and how they ought to be designed. Chapter Three explains some of the trends that have led to the emergence of micro-units, followed by an overview of advantages and disadvantages in Chapter Four. Chapter Five discusses two examples for recent micro-unit developments in London and Berlin. Finally, Chapter Six covers a survey that was conducted in order to find out if the “small space, big city” trade-off is finding favour with Europeans. The chapter begins with an overview of the questionnaire and the demographic composition of the respondents, followed by findings concerning the interest in and expectations for micro-apartments and what amenities and features these flats should include. Finally, differences between the various demographic groups are identified and the European survey results are compared to previous findings from the United States.

Real Estate, Construction and Economic Development in Emerging Market Economies examines the relationships between real estate and construction sectors and explores how each sector, and the relationships between them, affect economic development in emerging market economies (EMEs). Throughout the book, the international team of contributors discuss topics as diverse as real estate finance and investment, housing, property development, construction project management, valuation, sustainability and corporate real estate. In doing so the book demonstrates how the relationship between construction and real estate impacts on economic development in countries such as Argentina, Brazil, Colombia, China, Ghana, Nigeria, Turkey, Lithuania, Hungary and Slovenia. Topics include: the role of real estate brokerage in improving the living standards of citizens; the effect of a mineral boom on construction cycles, real estate values and the socio-economic conditions of people in boom towns and cities; corporate real estate management practices and how they affect economic growth; and the synergies between construction and real estate and how they, in turn, affect economic development. This book will be of interest to those studying and researching real estate, construction, development studies, urban economics and emerging market economies.

Metropolitan commercial real estate markets are highly influenced by global forces, the regional economy, and institutional behaviour. While descriptions of regional commercial real estate markets are well known and widespread in academic literature, this monograph goes beyond that in explaining the dynamics in and variations between European metropolitan markets. By comparing those markets on relevant indicators and through extensive data analysis, a number of explaining factors is revealed. Contributions on specific metropolitan markets with different positions within the real estate cycle illustrate not only the characteristics of the local economy and its institutions, but also urgent issues such as battling vacancy, changing retail hierarchy or managing obsolescence.

Real estate is typically classified as an alternative to more traditional investments such as stocks and bonds. Real estate investing involves the purchase, ownership, management, rental, or sale of real estate for profit. Real estate investments can be both income producing and non-income producing. Although real estate can produce income like a bond and appreciate like a stock, this tangible asset has several unique characteristics as well as advantages and disadvantages relative to other investment alternatives. Benefits of including real estate in a portfolio include diversification, yield enhancement, risk reduction, tax management, and inflation hedging. Unlike traditional investments, investors in real estate have the ability to influence performance. Real estate has drawbacks in that it requires management, is costly and difficult to buy, sell, and operate, and sometimes has lower liquidity. Additionally, measuring the relative performance of real estate can be challenging. The purpose of this 14-chapter book is to provide an overview and synthesis of public real estate markets and investments in a global context. The book discusses the major types and the latest trends within public real estate markets and presents the results of research studies in a straightforward manner. It has three sections: (1) foundations of public real estate, (2) public debt markets and investments, and (3) public equity markets and investments. The book should be interest to various groups including academics, practitioners, investors, and students. Readers should gain a greater appreciation of what is needed for success when investing in public real estate markets. To operate effectively in today’s dynamic global real estate markets, it is essential to understand the complex processes that underpin them. This up-to-date work, which brings together contributions from industry and academic experts from around the world, is a valuable corollary to effective investment decision-making within the property sector and will be of interest to post-graduate property students, researchers and practising real estate investors. Recent years have seen some rapid developments in the global scale and structure of real estate markets. Such transformations have been paralleled by significant changes in the financial structures, and processes that serve these markets, including sophisticated new investment and finance structures and products. Examples of these include the real estate investment trusts (REIT) products that have been developed in USA, Europe and Asia, the range of unlisted products emerging in UK and Europe, and the innovative financing structures being developed in many countries. Global Trends in Real Estate Finance addresses this emerging complexity and sophistication in contemporary real estate markets by discussing the history, merits and implications of a range of products and processes. Also examined are the changes in the practices and environment needed to ensure the success of these property products, including increased disclosure, corporate governance, market transparency and improved skills base. Chapters are written by leading international contributors, both academic and practitioner. The context is explicitly international, with a focus on UK, Europe, Asia, Australia and the USA. The aim is to identify specific market areas to describe the key innovations, rather than simply providing a description of various geographical markets.

The real estate industry has been severely affected by recent developments in international capital markets. There has been a decline in real estate investment trust (REIT) share prices, and a decline in capital available for real estate ventures. These setbacks have coincided with serious financial problems of very large hedge funds and other institutional investors in the market for commercial mortgage-backed securities. This volume collects the revised papers first presented at a conference hosted by New York University's Salomon Center on the impact of globalization on real estate business cycles. To this end, the conference offered new insights into the implications of U.S. and global real estate cycles on real estate securities including REITs and mortgage-backed securities as well as direct real estate investment. The most important insight is that the amplitude and frequency of the cycles differ from place to place and time to time. To the extent that this implies that real estate markets around the world are not yet fully integrated, there are opportunities for global investors. There are also risks; the markets are becoming more correlated, most particularly in periods of crisis. Indeed, the relative immaturity of the Thai real estate market contributed significantly to the extent and severity of the Asian financial crisis of 1997. To exploit these opportunities and to manage the resulting risk, portfolio managers need to develop new data sources and empirical procedures designed to maximize the information content of the data that is available. The lack of high quality data emerges as the central and most pressing issue, not only from a portfolio management context, but also from the standpoint of public policy.

This book provides an overview of private real estate markets and investments. The 14 chapters are divided into three sections for conventional and alternative real estate investments and regulatory issues. Conventional investable real assets examined are retail spaces, apartments, offices, and industrial facilities owned by corporate entities. Alternative real estate assets are uniquely and extensively addressed. These include healthcare, both for facilities and the pricing to make it an investable asset; infrastructure contains roads, bridges, and public utilities; and resources are in land, agriculture, oil, and gas. The regulatory section includes appraisal and valuation, brokerage and transaction costs, sustainability, and green buildings. Readers should gain a greater appreciation of what is needed to be successful when investing in private real estate markets. The share of real estate in institutional portfolios has risen above a previous 5% target, as investors avoid the risks of low interest rates. The world's wealth is shifting to emerging markets where real estate is already a dominant asset class and public securities markets are limited. Institutions with long horizons avoid publicly traded markets because they want to capture any premium from illiquidity. Real estate involves local and cultural restrictions on land usage, sustainability and on the regulation of the illiquidity. For information about public real estate, read Public Real Estate Markets and Investments.

International Real Estate: Asia's Potential from a Research Perspective considers real estate market analysis in the context of economic theory pertaining to market disequilibria, utilizing data from major cities in Asia as case studies. This framework makes it possible to determine what really defines an Asian real estate sector: What is being measured? How does it behave (in terms of price and non-price factors)? How it is structured? How effectively does it achieve sustainable total returns? And how does it manage real estate market uncertainty? Real estate market uncertainty originates from both the demand- and supply-side of the market. The market responds to structural macroeconomic and microeconomic factors that in turn are affected by related public policies. These elements interact to affect Asian real estate in unique ways since the Asian currency crisis in 1997. David Ho's analysis shows that while the details of real estate market analysis are different for the various Asian cities (and their real estate sectors) owing to their different stages of maturity, underlying principles nevertheless apply. He also looks at managing real estate market uncertainty at the portfolio level through the analytical techniques of real estate asset allocation, real estate value-at-risk(VaR), real option analysis and pricing.

China’s emerging financial markets reflect the usual contrast between the country’s measured approach toward policy, regulatory, and market reform, and the dynamic pace of rapid economic growth and development. But they also offer unusual challenges and opportunities. In the past five years, the pace of opening and reform has accelerated sharply. Recapitalization and partial privatization of the largest banks, and the allowance of some joint venture and branch operations for foreign financial institutions, are making rapid headway in developing and expanding financial services and improving access to domestic business and households. This book provides the most extensive look available at the evolving Chinese financial system. It begins with alternative perspectives on the evolution of the financial system and the broad outlines of its prospects and potential contribution to economic growth. Three articles review broad aspects of the financial system. Franklin Allen, Jun ‘‘QJ’’ Qian, Meijun Qian, and Mengxin Zhao lead off with overviews of the banking system and performance of the equity market and other institutions.

Real estate investment is becoming increasingly international. Deregulation and integration of global capital markets, growth of emerging market economies, demographic trends in developed economies, and geopolitical and sociocultural changes the world over are presenting opportunities for international real estate investors in a fascinating, complex and interconnected market place. Latin America seems to be one of the last frontiers still unexplored by international real estate investors. Colombia in particular is making quiet and steady efforts to internationalize its economy and welcome Foreign Direct Investment (FDI). Among the policy-makers' long-term goals, Colombia aspires to become one of the three most competitive countries in Latin America by the year 2032. International real estate investors need to adapt their tools and techniques to underwrite new and uncharted markets that present investment opportunities. This thesis proposes a comprehensive strategic framework for international real estate investments, by adapting from selected business academic literature and real estate industry practice different decision-making approaches. The purpose of the thesis is twofold. First, by proposing a strategic framework, the work intends to contribute to the development of strategic decision-making literature in international real estate investment. Second, by utilizing the strategic framework to study selected issues and variables that are deemed relevant or pertinent to the commercial real estate market in Bogota, it attempts to serve as a resource to international real estate investors interested in the market.
